A leaking water heater can do more damage than it first appears. Water that pools around the base of the tank often wicks into nearby drywall, baseboards, and wood framing, and because water heaters usually sit in garages and closets that are rarely checked, that moisture can stay trapped long enough for mold to take hold.
Our JW Home Care team recently responded to a mold remediation project in the Oxnard Shores neighborhood of Oxnard after a water heater leak in the garage led to mold growth. Water from the leak had reached the drywall around and under the water heater and furnace platform, as well as a bedroom wall that shares a wall with the garage.
Inspecting the Mold and Moisture Damage
Our team began with a full inspection of the garage and the neighboring bedroom. Moisture readings helped us confirm how far the water had traveled, and visible mold growth was found across the lower section of drywall near the water heater.
The inspection also showed that the bedroom wall next to the garage had been affected along the baseboard. Mapping the damage on both sides of the wall allowed us to build a scope that addressed every impacted area, not just the spot where the leak started.
Removing Damaged Materials and Treating the Affected Areas
Because the furnace shared the same platform, it was removed by another company before remediation began, and our team detached the water heater to gain full access. We then contained the work area to help limit the spread of dust and contaminants during demolition.
Affected drywall was removed from around and under the water heater and furnace area, along with the damaged drywall and baseboard in the adjoining bedroom. Once the framing was exposed, our team applied an antimicrobial treatment to the affected surfaces and structural materials, applied encapsulant where site conditions called for it, and cleaned the area. A HEPA air scrubber ran during the work, and the space was left ready for the next phase of repairs.
Why Fast Response Matters After a Water Heater Leak
A slow water heater leak can go unnoticed for weeks, especially in a garage. During that time, drywall and wood framing keep absorbing moisture, creating the damp conditions mold needs to grow, sometimes on the other side of the wall where it can't be seen.
Acting quickly after a water heater leak limits how far moisture spreads and how much material has to be removed. Professional inspection and remediation help make sure hidden moisture and mold are addressed before repairs close the walls back up.
