Assessing Three Adjacent Units
Tenants reported musty odors and staining in three units. Inspection included shared kitchen walls, bathroom partitions, areas behind cabinets and shower walls, and subfloor seams. The team found wet drywall, swollen cabinet backs and damaged fasteners, showing that the affected area extended beyond the visible wall staining.
Separating and Cleaning the Work Areas
Each unit had its own containment arrangement with plastic barriers and HEPA negative-air filtration. The removal scope included affected drywall, cabinetry, flooring and carpet, with a toilet and shower also removed for access in the applicable area.
Exposed framing was prepared, cleaned and vacuumed. The work included treatment and coating of suitable cleaned lumber, followed by drying with dehumidifiers and air movers. Coordinating the rooms and shared building areas mattered because each unit had its own access and material-removal needs, even though the damage occurred in neighboring spaces.
What This Project Shows
Shared walls and adjoining apartments made access and work-area separation part of the remediation plan. The affected kitchens, bathrooms and living areas had to be considered together.
